Fire Safety Constructions were appointed to complete the fire safety upgrade within this residential building. The building contains 18, one bedroom units and was awarded to FSC via competitive tender with Eagle Fire + Safety acting as Project Manager.
The project was completed over 3 stages, which reduced disruption and financial impact to residents as best as possible. Stage 1 involved completing all common area works within the building including installing non-slip stair treads and upgrading common area exit doors. Stage 2 involved electrical works, fire detection testing/inspection, emergency lighting and installing fire blankets to all SOU’s.
Stage 3 comprised the bulk of the scope – passive fire works, fire doors, fire detection upgrade and BOWS.
A major part of the scope was applying intumescent paint to all unit ceilings to achieve a 1hr fire rating vertically between units. Fire stopping of service penetrations between units complimented the fire rated painting works.
Fire Safety Constructions are an approved applicator of “the next generation of passive fire technology”, fire rated paint and have a relationship with CAP Coating who is a major supplier of this product. The main benefit is that it reduces costs, mess and time by removing the need to replace existing ceilings. CAP Coating intumescent paint has been comprehensively tested and complies with the Building Code of Australia (BCA) deemed to satisfy requirements. During a fire, the paint expands into a shield up to 50mm thick, protecting the substrate beneath. Depending on the substrate, CAP Coating products can achieve FRL’s up to 90/90/90 and RISF of 60 minutes.
