Fire Safety Constructions (FSC) were appointed mid 2020 to carry out fire safety upgrade works throughout this residential building complex. The complex consists of 14x two story townhouses and a basement carpark. These works were initiated by a fire order from Inner West Council. The Strata Plan engaged a BCA Consultancy to compile the required scope of works and certify on completion.
The scope of works involves numerous fire stopping measures typical for an older residential building. These works involving, balustrade and handrail upgrades; non-slip nosings; installation of interconnected smoke and heat alarm system within SOUs; exit and emergency lighting; an electrical audit per AS3019 section 3 & 4 to main switchboard and SOU sub boards. Passive fire stopping works was also undertaken as a result of an audit on all service penetrations passing through slab above within basement carpark. Fire rated boxes utilising either TBA Textiles Intubatt or Trafalgar Maxilite board systems were installed.
In addition, FSC engaged a fire engineering consultant to prepare a Fire Engineering Upgrade Strategy. The performance solution was to address a sliding door opening to a Townhouse that was located within 3m of neighbouring boundary. The strategy proposed installation of a fixed attenuation (heat) screen which was installed.
A hydraulic engineer was also engaged during our project to assess the pressures and flows of the street hydrant and coverage requirements. An assessment was provided to Inner West Council where it was deemed no further works was required.
