Fire Safety Constructions (FSC) were appointed start of 2020 to carry out fire safety upgrade works throughout this residential building, comprising of two complexes. The works were initiated by a fire order from Randwick City Council. The scope of works involves numerous fire stopping measures typical for an older residential building. The work has been set up to be staged, in order to minimise disruption to residents.
The first stage being undertaken has generally involved audits, assessments and designs to develop a defined scope of works most applicable for the buildings condition such as wet services (sprinker and hydrant); bounding and fire resisting construction; smoke control and BOWS; and discharge from exits. Some of the designs have now already progressed onto the completion of newly installed fire detection/BOWS, smoke alarms, exit/emergency lighting and common area fire doors. In addition to upgrade works also been carried out to common area balustrades, barriers and handrails.
Second stage of works will consequently follow from the remaining finalised designs / scope of works developed by appropriate engaged consultants and practitioners whom we are working closely with, simultaneously with other items including installation of PFEs, upgrade to existing Fire Doors to SOUs and common areas.
